MID’s expertise is in catalyzing urban growth. The firm has a dual mission. First, they work with policy makers to create opportunities that allow urban residents to live a healthy and sustainable lifestyle. Second, they lead by example and develop precedent projects to show the development community that sustainable development practices can fulfill a triple bottom line.
The MID team has an in-depth knowledge of local and state initiatives such as Affordable Housing Density Bonus programs, Community Plan Updates, and Complete Communities Housing Solutions and understands how to leverage these programs to maximize development opportunities and streamline the entitlement process therefore mitigating the risk of delay to a development schedule. As an example of this expertise, MID was the first to process an SB-375 CEQA exemption in the City of San Diego.
MID also has a track record of programming projects to maximize grant awards. Their Palm City Transit Village team was recently rewarded a State of California Regional Early Action Planning (REAP) grant of $4.125 million and a separate Cal HUD Infill Infrastructure Grant of $10 million.
One example of the “lead by example” mission is Parco in National City. Parco has been described as an example of how to build middle income housing in urban California cities. Parco received a Sustainable Growth award from Circulate San Diego and an Orchid Award for architecture from the San Diego Architectural Foundation. MID’s latest project, Parkline has been featured by multiple press outlets as a model for sustainable infill development in San Diego. The project, adjacent to a Bus Rapid Transit line and surrounded by protected bikeways, features more bike parking spaces than automobile parking. It also has transit screen in the lobby to make riding transit easier for residents.

We choose to locate our projects next to high frequency transit and believe we are responsible for minimizing the environmental impact of new development and maximizing the quality of life for our residents and the neighborhood. We only commit to projects when we are confi dent we can achieve these goals.
