In 2015, the City of San Diego embarked on updates to the community plan for Mission Valley and also launched a mixed-use zoning experiment in Grantville, an aging industrial area wedged between SDSU and Mission Valley.  Four years year later,  the draft of Mission Valley’s Community Plan update and a more comprehensive mixed-use zoning strategy that can be applied strategically in neighborhoods throughout the city have been released for public review.

The updates the to the Mission Valley  Community Plan envision the creation of “an urban village nestled along the San Diego River with something to offer everyone: innovative workplaces, housing that meets varied lifestyle needs, ample parklands, unique shopping and dining options and enhanced pedestrian, bicycle, and transit access”.   Building on the successful revitalization of Grantville which includes 1,000 new housing affordable and market-rate housing units along the green line, the City of San Diego has proposed extending the mixed-use flexible zoning to allow for flexible ground-floor use, by-right development, increased height limits, and F.A.R. based zoning.  These game-changing policy and planning updates seek to streamline development, proactively address the housing crisis and will help achieve our climate action goals.
